How it's calculated
We test purchase prices and keep the highest one (rounded down to $1,000) where all three targets pass. Taxes, insurance, down payment and closing costs scale with price; rent and percentage-based expenses stay fixed.
FAQ
Why does the max offer change with interest rates?
A higher rate raises the mortgage payment at every price, so the price that still meets your targets drops.
Should I offer exactly the max?
No. It's a ceiling based on your assumptions, not a valuation. Check comps, condition and inspection results.
Estimates only. Not financial, investment, legal or tax advice. Rent estimates come from HUD Fair Market Rents (FY2026 Small Area FMRs), which are 40th-percentile gross rents used for the Housing Choice Voucher program and may differ from market rent. Taxes, insurance and expenses are assumptions you control. Verify every number with your lender, agent and local data before making an offer.
