Who we are

What the service does

BuyBox Screener is software that lets you save rental investing criteria (a “buy box”), paste or forward listing information, and see estimated rent, cash flow, cash-on-cash return, cap rate, DSCR and a maximum offer price. We do not scrape listing websites; we only process what you give us.

Estimates, not advice

Every number is an estimate from the inputs and assumptions you control plus public data such as HUD Fair Market Rents. BuyBox Screener is not a financial, investment, lending, legal, tax or real estate advisor, broker or agent. Verify every figure with your own lender, agent, inspector and local data before you make an offer. You are solely responsible for your investment decisions.

Your account

You must give a working email address and keep your password secure. You are responsible for activity on your account. You must be at least 18 and able to enter a contract. Don't use the service for anything unlawful, don't try to break or overload it, and don't upload content you have no right to share.

Plans and billing

The Free plan costs nothing. Paid plans (shown on the pricing page) are monthly subscriptions billed in advance through our payment processor, Stripe. Subscriptions renew automatically each month until you cancel. Prices may change; we will tell you before a change affects your next renewal. Cancellation and refunds are covered in our Refund & Cancellation Policy.

Your data

You own the buy boxes, listings and notes you put in. You give us permission to store and process them only to run the service for you. See the Privacy Policy.

Availability and changes

We work to keep the service running but don't guarantee it will be uninterrupted or error-free. We may change or discontinue features. We may suspend accounts that break these terms.

Disclaimer and limit of liability

The service is provided “as is” without warranties of any kind, to the extent the law allows. To the extent the law allows, we are not liable for indirect or consequential losses, including lost profits or investment losses, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.

Governing law

These terms are governed by the laws of the State of Arizona, USA, without regard to conflict-of-law rules.

Changes to these terms

We may update these terms. If a change is material we will notify account holders by email or in the app. Continuing to use the service after a change means you accept it.
